This week is a build for a buy side team that needed a steady flow of business for sale listings landing in their CRM. The problem: the best listing sources actively fight scrapers. Traditional automation bounces off them.

The fix was to stop acting like a scraper. I had an AI agent run the search the way a person would: open the site, read the listings, judge which ones fit the buy box, and move on. Then the boring but critical part happens automatically. Every result gets cleaned, deduplicated against what is already in the pipeline, and routed into the dealboard with the fields filled in.

The lesson that transfers to any business is the shape of the work. There was a task that felt like it needed a hire: repetitive, daily, judgment light, but too fiddly for simple automation. That exact shape is what AI agents are now good at.

Where the human stays is the top and the bottom. A person defines what a good listing looks like, and a person decides what to pursue. The agent just makes sure the middle, the searching and cleaning and filing, never depends on anyone having a free afternoon.

One operator now keeps the pipeline full. Not because they work more hours, but because the hours they work land on decisions instead of data entry.
